Kansas City has a significant volume of concrete reaching the end of its functional life — driveways, sidewalks, and patio slabs poured in the 1950s through 1970s are now 50 to 70 years old, and the clay soil beneath them has been working on them the entire time. The question is not always whether the slab is cracked. The question is whether the base is still intact and the drainage is still functional. A slab with surface cracks and a sound base in stable soil is a candidate for repair or resurfacing. A slab with a compromised base, ongoing drainage toward the house, and clay movement beneath it is a replacement project.

In the Raytown border areas and eastern Kansas City neighborhoods, we assess concrete that was laid during the mid-century development period and has been patched multiple times since. Surface patches on a failed base are temporary regardless of material quality. When we probe the base and find voids, or when we see differential heave between adjacent panels, we are looking at replacement. When cracking is surface-level and the slab is still in plane, repair extends usable life at a fraction of replacement cost.

Our site walks for repair and replacement projects include probing for base voids, checking drainage slope, assessing joint failure, and looking at the failure pattern to identify cause. Random interior cracks suggest base settlement. Edge cracks and corner breaks often indicate poor joint layout on the original pour. Heaved panels almost always trace back to clay movement with inadequate base depth. We document what we find and explain the options before any quote is written.
